Challenge:

  • Cala Health is a medical device company looking to expand in the Bay Area.

  • Their previous space in Burlingame no longer accommodated their HC growth or customer facing operation they needed.

  • The near term lease expiration and construction timeline were a concern given construction landscape and the regulatory requirements for the product.

Approach:

  • The Lab Planning team helped develop a program based on Cala Health’s expected talent and scientific needs over the next five years.

  • The Strategy and GIS team worked to identify more cost-effective locations in the Bay Area to keep existing talent and position the company for new talent.

  • Brokerage identified a building that was the right fit for their employees and customer experience.

  • Project Management was involved in the due diligence, lease negotiations and lead the design and construction of Cala’s custom-built space

Results:

  • Cala Health secured a new HQ in San Mateo putting them in closer proximity to South Bay talent

  • The landlord is assuming 100% of the design and construction risk with an allowance of $2.7M minimizing upfront expenses.

  • Savills secured $2.1M in upfront free rent to accommodate Cala’s phased growth and commercial plans.

  • The Workplace team helped drive the design to accommodate a hybrid working model.

  • The Project Management team was an advocate driving schedule and potential overruns enabling the team to meet the necessary regulatory timeline hurdles.
